The accompanying screenshot illustrates the RentComp Editor in form display mode. Alternative display modes include the Datagrid mode, which offers powerful data manipulation tools for simultaneous comparison of multiple properties, and the Inspector mode which provides a categorized display of detailed data attributes.

The Image Management Module offers two different operating modes with specialized features to efficiently and conveniently manage your real estate images.
 

This screenshot illustrates Image Import Mode which provides a streamlined method to import digital images in bulk from your digital camera, windows clipboard, or disk directories.  Simultaneously, images are organized, categorized, associated with database properties, automatically captioned, and reduced in size (up to 99%) for efficient disk storage.

  • Image resizing: Anyone who has used a digital camera and imported digital image files to a computer knows that the files can be extremely large.  For these reasons, our image importing software automatically reduces the size of large JPEG files to one of three more manageable image resolutions, configurable by default and changeable on-the-fly to meet the requirements of individual images.  Reductions in image storage size from 95%-99% are typical. 
  • Image rotation: Prior to importing, images may be rotated Right or Left by specifying "R" or "L" in the Rot column.  "N" signifies no rotation. Image rotation and resolution can also be adjusted by selecting the "Test Resolution" context menu option.

Our software includes integrated mapping functions designed to automatically geolocate properties in the local database and to produce comprehensive map exhibits for dynamic property datasets on demand.  These mapping functions are divided in two general categories, both requiring an active internet connection:

  • Research mapping for individual properties, neighborhoods, and cities. This function is available on-demand throughout the software with your choice of access from both Google Maps and Microsoft Bing Mapping.
  • Customized dataset selection, address geocoding, and mapping which will automatically produce comprehensive map exhibits for RentComps, Improved SaleComps, and Land SaleComps. The Mapping Module extends the basic Google Maps technology to address the mapping requirements for most property presentations.

After data selection and map preview, which takes as little as two mouse clicks, you are ready to generate your map exhibit, a process which is initiated by clicking the 'Generate' command button.  After clicking the 'Generate' command button, the right screen panel will be devoted to an on-screen representation of the finished map exhibit, as illustrated by the accompanying screenshot.

Because our software often downloads Latitude and Longitude values along with other property data from assessor, MLS, and other online sources of real estate information without verification of geocoding accuracy or methodology, we incorporated an easy-to-use tool to adjust geocoded property locations manually using the mouse. For lack of a better term, we call the process GeoTweaking and it is accessed from main or context menus under 'GeoTweak', our term for manual adjustment of computer-derived geocoding by moving a map marker with the mouse.  This is helpful because many properties are inaccurately geocoded, resulting in property markers which are not within the property boundary.

The Reporting Module provides convenient, flexible and powerful report and exhibit generation from the local databases.  Designed to automatically and consistently render a variety of pre-formatted reports, the Reporting module includes: a choice of easy-to-use preset or powerful SQL data selection; editing and cleansing tools to insure that data elements are consistent and professional; and user extensions which allow reports to be named, grouped, and titled according to user preferences. Reports can be rendered to printers, Microsoft Word or pdf documents, or as Excel spreadsheets.

  • Data selection: Choose comps with easy-to-use preset filters or powerful SQL data selection tools:
    • Preset filters: Common real estate and appraisal phrases
    • SQL expressions: User-customizable library of SQL phrases
  • Data preview / Convenience editing:  Multiple modes of data preview and editing ehance data consistency and presentation quality
    • Full datagrid editing enables visualization of multiple comps and allows our power pasting tools for data manipulation. 
    • Top-level summary photo grid editing shows only the most essential data along with a photo of the property.
    • Drill-down editing with the property inspector enables isolation of categorized data elements.
  • Report selection: One-click selection from dozens pre-configured reports and exhibits
    • Custom reports:  The report library can be extended with an unlimited number of custom reports and groups
    • User-designed reports:  An unlimited number of user-designed data-merge-into-text reports can be composed
  • Report exporting: One-click printing or exporting to Microsoft Word, pdf document, Excel spreadsheet, or web page.

The DataAnalysis module provides powerful data analysis and visualizations with automated graphical, regression, statistical, and narrative text representations of the dataset and its many metrics. The lower panel displays dataset data, controlled by drop-down selectors and filters in the lower heading. The upper left panel provides real-time graphic visualization of the valuation datasets, along with optional regressions, as individual properties are added to or excluded from the subset. The upper center panel provides tabs for controlling: the graphic display, data series, and styling options; regression details, reverse regression, regression metrics, predictive tools, and generation of narative text from the derived regression; and generation and editing of narative text from ANOVA statistics derived from the Used, Unused, and All datasets.

The DataAnalysis regression tab features automated least-squares linear regression with one-click user selection of dataset and data series from among a preset selection of common data correlations. Chart type, composition, scale, styling, and most presentation elements are user-configurable. In addition to graphic visualization, regression statistics can be communicated numerically or automatically converted to narrative text, in descriptive, predictive, and reverse-regression x=f(y) application of the regression formula.

The upper-right DataAnalysis screen panel automatically calculates ANOVA Statistics for the current composition of the valuations datasets in response to the data series plotted in the graphic display, or the numeric data attribute selected in the Field Selector. (Note: The Field selection takes precedence). One of the innovative features of the DataShareAPS software is its ability to translate descriptive statistics and regression metrics derived from the dataset into supporting narrative text. The Statistics Narrative Tab provides operator controls for generating narrative text from the ANOVA statistics displayed in the Dataset Statistics Panel. The narrative text can be manually edited as desired, then copied to the clipboard for inclusion in word processing documents.
